An AC gazebo is a factory-built, glass-enclosed, air-conditioned room installed on an existing terrace, lawn or open deck. It arrives as prefabricated components — a structural steel frame, tempered heat-reflective glass, an insulated roof — and is assembled on site in three to six weeks. No brickwork, no cement mixers, no six months of dust through the house.

Why Delhi terraces sit empty
We have designed rooftops across 50+ locations in NCR, and the pattern is always the same. The terrace gets used for four to six weeks in spring, four to six in autumn, and is abandoned the rest of the year.
The climate does the abandoning for you:
- April to June: 40–48°C with UV that fades cushions and cracks untreated timber. Dust storms coat every surface.
- July to September: monsoon rain, waterlogging, and seepage into the slab below if drainage was an afterthought.
- December to January: 4–12°C mornings with dense fog, and PM2.5 spikes that make sitting outdoors a health decision rather than a leisure one.
A pergola gives you shade. A gazebo with open sides gives you shade and a roof. Neither gives you a room you can sit in at 3 pm in May, or during a January smog week. That is the gap an AC gazebo fills.

The honest comparison is with the brick room. A brick room is permanent and cheaper per square foot to build. It is also four to six months of construction on your roof, a large permanent load on a slab that may not be rated for it, and a solid box that kills the view and the reason you wanted the terrace in the first place.

- Home theatre — no daylight problem once you specify blackout blinds, and the insulation gives you acoustic separation from the house.
- Bar and lounge — the most requested brief. Glass on three sides, warm 2700K lighting, the city as the backdrop.
- Dining room — takes pressure off the main dining space when 20 relatives arrive.
- Kids' playroom — parents can see in, kids stay out of the heat, and nothing in the house gets broken.
- Home office or studio — separation from the household without leaving the property.
Five checks before you commit
Run these in order. Skipping the first two is how projects die at the quotation stage.
- Confirm terrace load capacity. Get the structural drawing or have a structural engineer assess the slab.
- Check society or RWA permission. In condominiums and cooperative group housing, terrace structures usually require written NOC.
- Verify available electrical load. A gazebo with AC, lighting and sockets adds meaningful demand.
- Inspect existing waterproofing. If the terrace already seeps, the gazebo goes on top of a problem you have now buried. Fix it first.
- Fix the glass and tonnage spec early. Heat-reflective tempered glass is non-negotiable in NCR. So is honest AC sizing based on glass area, not floor area.

Pricing depends far more on glass specification, insulation, AC tonnage and interior finish than on square footage alone. Two gazebos of identical size can differ by a wide margin based on whether the glazing is single or double and whether the roof is insulated or merely covered.

Will it damage my terrace waterproofing?
Not if the terrace is assessed and prepared correctly before installation. Base plates are set on prepared pads and sealed. If the terrace already has seepage, that must be repaired before the structure goes up.
